Huatulco airport is about 60 minutes away; Puerto Escondido about 90 minutes. We can arrange a van to pick you up. There is secure parking at the house for up to four vehicles.

Comfortably 18 — twelve in six ensuite bedrooms plus six in the kids’ bunkroom. Up to 22 when needed. Four separate living areas mean groups keep their privacy even when the whole house is full.

There is a bunkroom that sleeps six kids, and every bedroom is air-conditioned. The pool and cliff edges need supervision for young children. The property is terraced into a cliff — about 40 stone steps from the house down to the pool and one more flight to the bungalows.

The ocean below is for watching and listening — it is rocky and there is no path down. Zipolite beach is five minutes by car, San Agustinillo about fifteen. In winter you can watch whales from the terrace.

With a whole-property booking, your group has exclusive use of all guest accommodations, the pool, palapa, terraces and gardens.

A caretaker couple lives discreetly on the property year-round and looks after the house, gardens and pool.

With a smaller stay, your loft or bungalow is private, while the pool and palapa may be shared with guests staying in another part of the property.

Starlink WiFi is available throughout the property. The main house has backup power, and there is large water storage, so brief local interruptions do not affect your stay.

Casa Caoba has two full kitchens and two kitchenettes, giving groups plenty of flexibility to prepare their own meals.

Breakfast or lunch preparation, additional housekeeping and other local assistance may be available upon request and are subject to availability. Please ask when you inquire so we can confirm what can be arranged for your stay. Guests are responsible for purchasing groceries.

Fresh fish from Puerto Ángel, fruit, vegetables and everyday groceries are available within a short drive. Zipolite and Puerto Ángel offer numerous casual restaurants nearby; San Agustinillo is approximately fifteen minutes away and Mazunte approximately twenty minutes away.

Casa Caoba may be well suited to small retreats and private celebrations. The shaded palapa and open sun deck—each approximately 6 × 8 metres—provide flexible ocean-view spaces for gathering.

Tell us about your plans before booking, including your group size, proposed activities and any outside visitors or vendors, so we can confirm that the property is a good fit. Cooking assistance, additional housekeeping and other local services may be available upon request and are subject to availability.

If this is your first stay, we recommend booking through Airbnb — it gives you payment protection and independent reviews, and keeps everything transparent for both sides. Returning guests and friends of the house are welcome to arrange their stay directly with us on WhatsApp and save the platform service fee.

High season and low season require a three-night minimum. The holiday period (mid-December to mid-January) is whole-house only with a one-week minimum and weekend check-in. Check-in is at 3:00 pm and check-out at 11:00 am.
